Genie Weather Seal Replacement: The Humble Owner’s Guide

We replace Genie weather seals in Humble for $80-$160 installed, and we carry the common profiles on the truck. The seal is the rubber strip that runs across the bottom of the door, and it’s usually the first thing to go on a Genie door in this climate. Houston heat cooks the rubber, and within a few years it cracks, flattens, or tears clean off at one corner. You’ll see daylight under the door, feel the draft, or watch water creep in toward the washer during a hard rain. Call (281) 826-5240 and we’ll match the right seal to your Genie model and have it on before the next storm rolls through.

Which Genie Models This Applies To

Genie builds two lines that dominate the Humble area: the IntelliG and the TriloG series. The IntelliG uses a wider T-channel bottom seal, typically 3-1/2 to 4 inches across the bulb, riding in aluminum retainer that bolts to the door bottom. The TriloG runs narrower, usually 3 inches, in a U-shaped channel that slides in from one end. Here’s the compatibility gotcha: if your door has a Genie brand retainer channel, the seal from a Clopay or Amarr door will not seat right, even if it looks close at a glance. The T-portion width is what matters. Measure the retainer slot opening with a tape measure before calling us, and we’ll tell you immediately whether we have the exact seal on the truck or need one day to pull it. For a homeowner in Humble who wants to avoid the wrong part entirely, Otto Reinhardt will look at a photo you text us and match it from the road. We are an independent shop, not affiliated with Genie, but we stock both OEM-grade Genie seals and quality aftermarket equivalents that hold up better than factory rubber. LiftMaster and Chamberlain seals are on the truck too, if anyone in the house has a second door of another brand.

Signs Your Genie Weather Seal Replacement Is Failing

  • Daylight peeking under the closed door. The seal has flattened or torn at the corner. Once light gets through, so does everything else: rainwater, roaches, field mice, and heat. In Humble’s summer, that gap will add real money to your electric bill.
  • Water puddling inside the door after rain. A drop of rain runs down the face of the door and curls under into the garage. A good seal blocks that curl. Once it’s gone, your drywall at the door base soaks it up and swells.
  • Rubber crumbling or leaving black streaks on the floor. That’s UV damage. Houston sun decomposes EPDM rubber faster than anywhere I have worked, and once it starts leaving marks, it is done. There is no conditioning product that brings it back.
  • You can feel a draft along the door edge at dusk. Even a small unsealed gap pulls hot air in during August and lets heated air escape in January. That one-inch split at the corner is the whole problem.
  • Rodent or insect activity along the bottom track. A worn seal leaves enough room for a roach to walk right in, no squeezing required. In the Atascocita subdivisions we see this constantly on doors that have never had the seal changed since the house was built.

Replacement Cost & What’s Included

For most Genie doors in Humble, seal replacement runs $80-$160 installed, and the price is fixed before we turn a wrench. Your seal itself is usually $20-$45 depending on width and profile. The rest is the half hour of labor to pull the old retainer screws, slide out the old rubber, clean the channel, and seat the new seal properly. Some doors have a screw-in retainer; those run toward the higher end because the screws are often seized and need coaxing. The price we quote on the phone is the price you pay at the door, period. If Otto sees something else that needs attention while he is under there, he tells you about it, and you decide before anything is added. All seal replacements carry our 90-Day Done Right Promise in writing. If the seal fails or pulls loose in ninety days from installation, one call to Otto brings him back to make it right.

  • Seal part: $20-$45
  • Labor and fitting: $60-$115
  • Typical total installed: $80-$160

DIY or Call Us?

A weather seal is about as safe a garage door repair as exists. You are not touching the springs, and the door stays down the whole time. So you could attempt it, especially if your retainer is a slide-in U-channel and you have two functional hands. The two places DIY goes wrong in Humble: buying a seal that looks like the right one from a big-box shelf but will not seat in a Genie channel, and snapping the old retainer screws off because they have been rusted into Texas humidity for a decade. If a retainer screw breaks off flush, you now have a door bottom you cannot reattach a seal to without drilling and tapping. We have fixed that exact mess more times than I can count. I’ll tell you what it needs. You decide. Either way, I’ll be straight with you. Call (281) 826-5240 if you would rather it be done before dinner.
